New York City’s historic Plaza Hotel plans to close for at least four years beginning in January 2027. The hotel will undergo an extensive restoration of its landmark-protected marble and brick exterior. This multiyear shutdown will temporarily halt operations at the Fifth Avenue and Central Park South property. It will affect guests, event planners, and hundreds of hospitality workers as specialists perform critical maintenance on the nearly 120-year-old building.
Fairmont Hotels & Resorts operates the 18-story Midtown Manhattan landmark. The company announced the upcoming closure to address significant deterioration on the exterior. The undertaking reflects the complexity of maintaining a property of immense historical significance while ensuring safety. Although the New York City Department of Buildings previously required a sidewalk shed due to unsafe facade conditions, management stated that the long shutdown is driven by the sheer scale of the preservation work and its severe intrusion on daily operations.
Impact on Hotel Operations, Weddings, and Famous Spaces
This closure is the longest planned shutdown in modern memory for the property, which opened in 1907. During construction, all 282 hotel rooms, the Palm Court, and event spaces will suspend operations. The announcement has left couples scrambling for alternative wedding venues, as scheduled dates can no longer be honored.
Cultural fixtures, including afternoon tea at the Palm Court, will go dark during the restoration. The hotel is famous as a backdrop for cinematic classics like Home Alone 2: Lost in New York, Bride Wars, and The Great Gatsby. It also inspired the children’s book character Eloise. The building will now enter a quiet phase unseen since its pandemic-era closure in 2020.
What the Closure Means for Residents and Union Workers
While hotel operations will shut down, the building’s 181 private condominiums will remain open. Real estate brokers confirmed that residential owners use a separate entrance on 58th Street, isolated from the hotel infrastructure. However, residents will temporarily lose amenities like room service, concierge support, and Palm Court access during construction.
The local real estate market may experience short-term turbulence as buyers weigh active construction against the value of owning a piece of Manhattan history. Meanwhile, labor representatives have secured protections for the workforce. According to the Hotel & Gaming Trades Council, the Plaza’s 378 unionized employees are guaranteed the right to return at the same pay rate once the hotel reopens. The union will also assist workers in finding temporary placements during the closure.
Timeline and Future Outlook
Management has not yet released a detailed budget, exact cost figures, or a precise closing date beyond January 2027. Because the project requires rigorous coordination with historic preservation requirements, a reopening date before January 2031 is unlikely. Industry experts anticipate that once the scaffolding comes down and the exterior is fully restored, the Fifth Avenue landmark will experience a major resurgence in hospitality and real estate demand.
